No unlocking needed if the person buying it plans to use it on Koodo, Telus, or Public Mobile.

But since it's an iphone (ridiculously expensive to unlock via 3rd party), unlocking it would widen your resale audience

Yes. You will need to turn off 'Find my phone', and restore your phone to factory defaults so all your data is wiped.

Make sure you back up and wipe everything from your old phone :)
